Planning Services
Our architects and planners will issue a series of formal documents that define the execution and control stages of a project that is assigned to us by our clients. The plan includes considerations for risk management, resource management and communications, while also addressing scope, cost and schedule baselines. We discuss with owner’s team preferred Project planning software to be used by project managers to ensure that our plans are thorough and robust.

3D Built’s staff are former contractors, they will work with the industry to secure multiple project bids, we will manage the bidding process as part of the pre-construction project management. including laying down well-planned bid management processes and posting our separately derived estimate for each bid

Estimating and Cost Management
We will be planning, monitoring, and reporting of costs throughout a project’s lifecycle, specific methodology varies depending on delivery method, for example progressive design build we’ll have ongoing estimating as plans develop. Our estimators worked for the contractors and our cost estimates are field driven not theoretical data based.
Scheduling
3D Built schedules are compatible with dashboard reporting systems; all schedules are resource loaded and cost loaded. Whether the project is progressive design build or not, our schedules are updated in the field daily due to constantly changing resources and change orders. We use Primavera ‘P6’ but comfortable using any software the client requires such as Microsoft Project.

To ensure that your projects commence as per certain quality metrics and completes to your satisfaction, one of the first steps we’ll take is create a quality assurance and control processes. We have a dedicated department at 3D Built that conducts weekly reviews of the quality of our services and creates lean assessment of our resources and operations.
Contract Administration / Dispute Resolution
As a perk of using our services, we will provide our in-house construction attorneys’ expertise to review all procurement documents, contracts, subcontracts, we use DBIA contracts for design build contracts and customize them based on state and county regulations. They help clarify obscure contract language to resolve any potential issues during construction.

Safety and Risk Management
We monitor risk throughout the project, the same department within 3D Built that will be working with ownership to keep aware of the risk and implement mitigation steps and prophylactic measure, our staff is Cal-OSHA trained and all safety managers have OSHA500 certifications to ensure the wellbeing of our clients.
